Formulas and definitions
- Capital invested = purchase price + acquisition costs + renovation and furnishing.
- Income per year (long-term) = rent per let month × 12 × share of the year let. Income per year (short-term) = price per booked night × booked nights per year.
- Cash flow per year before tax = income − management (percentage of income) − operating costs.
- Gross yield = income ÷ purchase price. Net yield = cash flow ÷ capital invested.
- Payback = capital invested ÷ cash flow, only for a positive cash flow, undiscounted.
- Break-even = operating costs ÷ (rent × 12, or price per night, × (1 − management share)).
- Range: income × (1 − variation), × 1 and × (1 + variation). Operating costs stay the same; management changes with income.
- Result including sale = cash flow × holding period + sale price × (1 − selling costs) − capital invested.
Not taken into account
- Income and capital gains taxes
- Financing and interest
- Exchange rates
- Legal and regulatory requirements, for example for short-term letting
- Vacancy beyond your entries
- Liquidity: a sale is not always possible at the assumed price
- Inflation and the time value of money
The scenario planner is a calculation tool for your own assumptions. It is not investment, legal or tax advice, not a forecast and not an offer. Income and value growth are not guaranteed.
